Ferncliff Affordable Housing Project
Bainbridge Island, Washington

Site: The 6-acre Bainbridge Island site is located on Ferncliff Avenue, 2 miles north of ferry access to downtown Seattle. The site is located near a bus route, however services such as shopping and restaurants are within walking and biking distances. Residential neighborhoods are located directly east and north of the property.

The site is heavily wooded to the north, open to the south and bordered by a steep ravine on the west. The arborist study found three areas where laminated root rot is highly evident and recommends removing trees in these areas. In other areas, trees on the site should be maintained in forest groupings.

Program: A two-phase project consisting of 48 sustainable, affordable townhouse units.

Solution: We are currently designing and developing plans for an affordable and sustainable housing project located just north of Wing Point Way on Ferncliff Avenue, about ½ mile from the ferry. We are proposing 48 housing units comprised of 2,3 and 4 bedroom homes.

We began our project with a Community Eco-charrette where members of the community came together to review initial concepts and develop goals and objectives for the project.

Participants included: Design professionals, neighborhood representatives, potential home buyers, members from the City Council, Forestry Commission, Trails Commission, Public Works and the Planning Department.
